Noosa Market Report - November 2011

 Sales across Noosa picked up this month - our sales board was full with 13 sales and I am now getting a bigger board as I don't want any psychological barriers for the sales team!

 Sales were across the board, including lower priced residential homes in the $400,000 to $600,000 range, and holiday apartments on the Sound at Noosa Harbour in the $700,000 to $800,000.

 A luxury apartment in Hastings Park sold very close to its $3 Million asking price and a large Alderley Terrace 3 bedroom apartment overlooking the beach sold for $2.3 Million.

 A Penthouse apartment in Picture Point Terraces on Noosa Hill sold for $2.7 Million whilst we sold a property one house back from the river in Edward Street, Noosaville, under the hammer for just over $1.5 Million.

 Noosa Waters is selling well - we sold a very modern architectural house for $1.7 Million and an older original waterfront home for $1,050, 000. It seems buyers have realized Noosa is very good value for money.

 Buyers have a cautious approach but are taking action - we are gaining an enormous response to our on site auctions, selling 52% and many more in subsequent weeks.

 This level of activity usually arrives in the midst of summer so it's great to see the action begin early and we hope it will continue through Christmas into a very good January.
