We continue to meet clients coming out of the southern states after selling successfully at higher than expected price levels. This has resulted in steady sales across all areas of the town, the only exception is little cove and Sunshine beach where sales volumes are low. Little has come up for sale in these closely held areas a trend unlikely to change in the near future.
In other areas of town there have been some great sales, in Noosa Sound an older style home in Mossman Court facing North into an inner canal sold in the high 2 million range representing land value.
New homes where the flavour of the month with the sale of a new West facing home built on Cooran Court in the low $4 Million range.
 Also a luxury Paul Clout designed home in Wyuna drive facing North sold just under $5 Million again this was not a main river location.
A new record was achieved by this office for a Culgoa apartment, the first sale over the million mark at $1.1 Million a great record for the waterfront complex.
Noosa Waters had consistent sales with 5 homes selling the highest in the high $3 Million range. This brings the total waterfront sales in Noosa Waters this year to 35 properties, Lots of action.
Sunshine remained tight with the exception of a new record sale of a beach front home in the $7 Million range. The investors are returning particularly in the lower price ranges anything under $600,000 that represents value is being snapped up.   
We expect October to be another good month of strong sales.
