Noosa Market Report - September 2014

Sales were very strong over the month of September, with our office selling a property a day over the month.

These include a number of vacant lots in the new Noosa North Rise development, located behind Noosa Waters, and these blocks ranged from $365,000 to $395,000. There are two further stages to be released with a slight price rise expected.

We also sold an apartment in the Panorama 200 building in Little Cove for $1.7 Million, this property having been held for a long time and enjoys views over the bay and an extensive patio area. Also in Little Cove we sold a Little Cove Townhouse apartment for $735,000. Land is finite in Little Cove, but we closed the sale of a vacant allotment in Kareela Avenue for $1.345 Million.

The housing market remains strong in Noosa with several sales in the $600,000 range up to the $800,000 range.  We sold 9 homes in this range located from Peregian to Sunrise Beach, as well as in Cooloola and Noosa Waters.

In September we ran the first of our Boutique Auction Series - these auctions are all about a small event at a local venue where we are able to showcase the lifestyle of the area. The properties being offered are all located in these immediate areas, and in this case we auctioned two luxury apartments in Noosaville located right behind Noosa River.

We sold a single level three bedroom apartment for $930,000 and passed in the three bedroom freestanding townhouse located in the Sonoma building after receiving offers up to $915,000. This apartment is now for sale at $930,000 and is unlikely to last long.

The Noosa market remains strong, with plenty of buyers about if the price is right.

It is a market where any dummy can sell a property, unlike the depths of the GFC when getting a property sold was achievement enough. We are now very firmly focused on achieving a premium sale price, so our advice is geared towards this end rather than average results.

We are finding auctions are attracting far greater interest in a property and multiple buyers for attractive opportunities.
