The world feels uncertain at the moment, and I think most of us are feeling that in some way. It's natural to wonder whether now is the right time to make a move, and I'd never dismiss that question. What I can offer, after over 30 years in the Noosa Real estate market, is some honest perspective.
Noosa, Sunshine Beach, Noosaville these sought after locations have a quiet kind of resilience. The things that make these Precincts so consistently sought after, the architectural homes, the lifestyle, the land scarcity, the proximity to the beach, the waterfront, these desirable attributes don't shift with the headlines. Noosa and surrounds recorded annual dwelling price growth of 19.5% for the year end Jan 25 and 5.2% for the year end Jan 26 capital growth down due to the lack of available quality luxury homes coming to market, and the core reason is simple: there are more motivated buyers wanting to move to Noosa than there are good homes available to them.
The families, retirees and professionals looking in Noosaville, Noosa Waters, Noosa Hill, Cooloola Hill, and Sunshine Beach down to Peregian and into Tewantin and the Hinterland are active, they are ready, and many of them are genuinely frustrated by how little quality stock comes to market. A well-presented home in these areas right now has a real audience waiting for it.
Is it the right time to sell? Yes! statistically yes! as growth is down due to a shortage of stock, yes! because turnover of property is down due to a shortage of stock, buyer numbers are down slightly but not enough to have an impact due to the shortage of stock and buyers in the market are motivated to act when they see reasonable value, why? You guessed it, because there’s a shortage of stock!
Just imagine what it will be like once people move on and we see any increase in activity, buyers should be very mindful of this, buyers need to have faith, they need to understand finding the right home isn’t easy, once you find the right one there isn’t going to be another down the track if you miss this one.
Where are they coming from? Victoria, southern states generally and Brisbane as it continues to move well, they are seeking lifestyle.
What I'm seeing week to week reinforces this. Buyers are coming to inspections prepared and serious. Conversations that might have taken weeks are moving faster. The hesitation I sometimes see in softer markets simply isn't there right now. When a good home comes to market with a thoughtful campaign behind it, people respond. That's not commentary, that's what I'm watching happen.
So, if you've been sitting with the idea of selling, or wondering if the market will drop or will a better property come up before buying, this is probably the moment to stop wondering and start having the right conversations.
Over the past 30 years of my career every time I have seen trouble oversees I’ve seen the Noosa market get more active, Lockaby Bombing, 2000 bug, 9/11, the gulf war, Afghanistan, Covid19 you name it, when people stop travelling overseas they turn inward, they rediscover Noosa, they make lifestyle decisions, because who know what tomorrow brings, no one’s getting any younger, and Noosa is often on the agenda, so right now, conditions are genuinely working in your favour, and that's worth taking seriously.
